We were called by Karen for a number of reasons. She had been interested in encapsulation to (1) help deter mice in crawlspace, (2) improve overall home health and air quality. After inspection we walked Karen through what we found. She had high humidity levels and wood moisture content which can be the cause of microbial growth in your crawl.
Fifty percent of the air we breathe on the first floor of the home comes from the crawl space. If you have duct work with any sort of tears or gaps (which most duct work has) in the crawl space you could also be bringing in dirt, mold spores, and dust directly into your home.
The encapsulation system we installed for Karen is going to help in multiple ways. Exchanging fiberglass batts (which rodents and insects love) for high-density foam board and completely sealing the ground off will improve the air quality, help deter rodents and insects, and also made her whole home significantly warmer.
(**In the after picture you can see each step/layer that goes into creating our encapsulation. No shortcuts here.)
