The rim joist of a home is rarely insulated and never sealed during construction. These joints and gaps between the framing allow for a lot of outside air to enter the home. Annual Maintenance in Ocean City, MD

Lawson Home Services recently conducted the recommended annual maintenance at this home in Ocean City, MD which had two primary pieces of home equipment for control of indoor moisture: a Sedona SaniDry™ dehumidifier and a sump pump. 

The tech first cleaned the pre-filter and replaced the pleated filter. Next the discharge hose was checked to ensure that is was clean and clear, allowing the SaniDry™ unit to drain properly into the sump. The condensate pump was checked for proper operation. And finally a test run of the SaniDry™ unit was conducted. 

Next the sump pump was inspected and cleaned as needed. The alarm and all switches and pressure relief systems were tested and verified for proper operation.

Finally the humidity of the air inside the crawlspace was tested to verify the dehumidification system was doing its job properly. The level was perfect. The moisture content of the wooden structures in the crawlspace were tested and found to be just 10%.

Poor Insulation Becomes Problematic for Ocean City, MD Homeowners

Poor insulation in one’s home can lead to high costs and discomfort over time.  When Ocean City homeowners Donna and Lou noticed that parts of their home were colder than others, they realized they had an insulation problem on their hands.  After using Dr. Energy Saver Delmarva for a previously unrelated problem and liking their work, Donna and Lou decided to call them again for help with their problem.

After explaining their situation to a Delmarva representative on the phone, they were soon met by Michael Brittingham and his installation crew, Production Team One.  Michael and the crew went throughout the house and found the spots that were cold.  Michael also noticed while examining the crawl space that it had moisture issues.  Thankfully, Michael had the perfect solution.  For the insulation within the home, Michael removed the old fiberglass insulation and had closed cell spray foam insulation installed.  Within the crawl space, Michael had the old floor debris removed and a SmartSump sump pump system installed.  This system comes with an alarm built in the cover, so if there is a risk of flooding, the homeowner is notified of it.  Closed cell spray foam insulation was also installed throughout the crawl space along with a 2” SilverGlo R10 insulation board.  

After a nine day installation and restoration process, Donna and Lou’s home is evenly insulated throughout and their crawl space is no longer an area of concern, all thanks to the professionals at Dr. Energy Saver Delmarva.

SaniDry CX Eliminates Lingering Musty Smell in Ocean City, MD Home

James R. of Ocean City, MD noticed one day that parts of his house had a musty scent in the air.  Remembering that these problems typically come from within the crawl space, James knew he needed to act quickly before a bigger problem emerged.  After seeing an ad for Dr. Energy Saver Delmarva in the local newspaper, James decided to give them a call to send a representative out.

James was met by crawl space repair specialist Michael Tucker at his Ocean City home.  After showing Michael the musty smell within the house, Michael agreed that the problem most likely stems from a problem in the crawl space.  Michael then asked to check out the crawl space.  What he found was excessive moisture throughout the crawl space.  Luckily, Michael knew exactly what to install.  Michael explained to James that he should install closed cell spray foam insulation.  This specific type of insulation has air and water barrier properties allowing it to keep the elements out and insulate the home at the same time.  Michael also proposed a SaniDry CX dehumidification system, condensation pump combo.  This combination eliminates the excessive moisture in the air and will also get rid of the musty smell.  Additionally, Michael suggested adding an EverLast crawl space access door as opposed to his rusted metal one.

With the recommendations agreed upon, Michael called in Production Team One to complete the installation and restoration process.  Now that his crawl space is fixed, James's house is no longer is haunted by the musty smell and his crawl should continue to stay dry in the upcoming years.

Brian Postles previously worked with me to give me an estimate a couple years ago, but he may have left the company. I'm currently getting quotes for smartjacks to replace my piers in my crawl space. Depending on cost I am considering two options: 1. Replace 8 piers with smartjacks. Supplemental beams needed - 85 linear feet. 2. Replace 16 piers with smartjacks. Supplemental beams needed - 179 linear feet. Let me know if you need to come take a look at the crawlspace again or if the photos you had previously are sufficient. The crawlspace is encapsulated now so any install of smartjacks will have to take that into account. I will not be at the house for several weeks but we can schedule a time for someone to come take a look while I am not there. The crawl space is accessible. Thank you.
